Advanced Energy Conservation Measures
The redevelopment project was a tear down and rebuild of a 50 storey mixed used hotel/condo building. The design team decided to comply with TGS Tier 1, however in working with EVNA Engineering decided to voluntarily comply with TGS Tier 2 requirements. The design team’s decision to pursue this direction was driven by potentially having future greenhouse gas performance requirements or regulations.
The design team explored various Energy Conservation Measures that could allow higher building performance. Through the work completed by EVNA Engineering, amongst other considerations, the decision to use centralized ERV led to significant energy reduction. There were several benefits associated with designing to higher performance.
Beyond improved ventilation efficiencies, this decision also improves envelope performance. In addition to ongoing operational cost savings, centralized ERV equipment leads to more effective and less costly maintenance. Furthermore, the design decision simplifies constructability and lowers the construction costs. Of course this improves occupant comfort all while creating aesthetic benefits (less exterior mechanical louvres and no in-suite bulk heads). Replacing in suite ERV units to central ERV units permits the building to switch from standard building operations to pandemic operations.
